Who is the “newly minted wealthy” buyer now?

Someone who may not look, dress, or talk like old money — and increasingly, someone who got there almost overnight. “They woke up one morning and were instant billionaires,” said Brad Peters, founder and CEO of Scoop Analytics, describing the two 27-year-olds who’d just bought the $80 million property down the street from him. Peters — who built the enterprise analytics company Birst and later sold it to Infor before founding Scoop — has watched several of these cycles up close. “It’s an interesting time. I was there for the dot-com boom. I was there for the 2008 thing. I was there for the boom in 2016, 2017. And now this is unlike anything I’ve ever seen.”

Why don’t the old signals of qualification work anymore?

Because private-market liquidity has changed the rules. Wealth can now be spent, borrowed against, or transferred long before a company ever goes public, and the old tells — how someone dresses, how someone talks — have stopped being reliable indicators of who’s actually qualified. At the same time, the flood of AI-generated marketing “slop,” as Peters put it, has made trust the scarcest asset in the room, not the largest listing.
